Undertaken as part of the bustling 80 Charlotte Street development, Asta House is a masterclass in adaptive reuse. Once a light industrial building from the 1950s, it has been reimagined into 36 contemporary apartments, supplemented by ten social housing units and four intermediate homes. The ground and lower-ground floors retain their commercial roots, now offering 11,000 square feet of upgraded workspace. Delivered by AFK on behalf of Multiplex Construction, the project is a beacon of environmental and quality excellence.
Blending Heritage with Modern Functionality
At Asta House, the original industrial essence is preserved while introducing modern functionality and style. The design retains much of the existing structure and expands it with two stepped-back additional storeys, increasing the building’s usable space by 25 %. This thoughtful approach respects the conservation area while enhancing the site’s character.
The interiors feature an interplay of rugged, industrial elements and polished modern finishes. A restored terrazzo staircase in green-and-cream tones is paired with a custom six-storey pendant light, adding a striking focal point. Timber paneling provide warmth, while monochrome palettes maintain a contemporary aesthetic.
Exterior Excellence with Purposeful Design
The building’s striking black brick façade anchors it firmly in Fitzrovia’s historic Bedford Estate context, while retaining hallmark industrial Crittal windows on the residential floors. The ground and lower-ground levels are defined by lighter stone finishes and expansive windows that fill the spaces with natural light, enhancing the work environment.
Tailored for Modern Living
Inside the apartments, every detail has been curated to maximize both flexibility and utility. Functional walls incorporate integrated joinery for ample storage without compromising the clean, streamlined design. Some units feature central bathrooms, surrounded by kitchens, wardrobes, and storage spaces, creating a dynamic layout that combines efficiency with visual appeal.
A Commitment to Sustainability
Sustainability is central to Asta House’s ethos. Retaining much of the original structure significantly reduced embodied carbon. Eco-conscious features include triple glazing, enhanced insulation, operable windows for natural ventilation, and solar panels for water heating. Residents also benefit from private terraces and a communal landscaped terrace, offering much-needed outdoor space in the heart of London.
A Key Piece of the Fitzrovia Vision
Originally intended for office use, 65 Whitfield Street was reimagined as a residential cornerstone in Derwent London’s Fitzrovia portfolio. The decision followed the adjacent 80 Charlotte Street development, including 67-69 Whitfield Street, which provided significant office space. Together, the developments reflect a commitment to blending new construction with refurbished elements to enhance the area’s character.
