This pioneering project for Brookfield is a new 80-storey residential tower on a prime site in New York’s Battery Park, in the west of Lower Manhattan. Located in an area which has attracted some of the world’s leading financial institutions, the client’s ambitions are reflected in a design which is both distinctive and brand defining. Alongside the tower, the ambition is to reinvigorate this stretch of New York riverside with expansive and lively public realm.
A twisting sculptural dynamic
Fronting the Hudson River, the building is comprises two elements: tower and podium. The tower has a dynamic twisting sculptural form, which is carefully orientated to capture optimum levels of daylight and extensive views across the water. The podium level is stepped back and staggered, opening up opportunities to create significant new green space and animate the waterfront with new life and activity.
Elevating connectivity
This significant new building is designed to stitch into and contribute to the existing urban grain, while also creating a striking visual anchor at its north east corner and enhancing connectivity with major intersections. The design takes advantage of the existing pedestrian flow to and from the nearby ferry terminal to activate the perimeter of the building and connect to the habits and behaviours of the city in a meaningful way.
Shaping the tower and podium massing
Our concept for the tower began with our ambition to elevate the experience of residents living it. Beginning with a triangular footprint orientated to capture maximum levels of sunlight, the tower is extruded up to 80 storeys, with a dynamic twist in the middle of the tower to offer expansive views across New York and the Hudson River from all apartments.
The tower tapers to an elegant chamfered crown to create a slender silhouette and the illusion of a building dissolving into the skyline.
The podium grounds the tower and is complementary both in form and materiality, while also housing prime retail opportunities and amenity for the tower’s residents. The podium;s roofline comprises green stepped terraces, wrapping the tower in green spaces and creating flexible areas and spaces for flexible use and wider creative and civic programming.
